At Castle View, there are two main types of community fees designed to support both daily living and the long-term upkeep of our community:
This regular fee helps cover everyday services and the maintenance of shared spaces and facilities, ensuring everything runs smoothly and remains in excellent condition for all homeowners.
This fee is due when your property is sold or transferred. It contributes towards major repairs over time and supports our dedicated resales service, making transitions easy for owners.
One of the key benefits is that our regular monthly fees are set at a significantly lower level compared to similar communities – around 45% less than some.
This means you keep more of your money each month to enjoy as you wish, whether that’s treating yourself, spending time with friends and family, or simply having more financial flexibility.
Rather than paying higher monthly charges, a portion of what would be a higher fee is instead collected later through the Deferred Community Fee.
This structure helps keep day-to-day living costs manageable, while still ensuring the community is well maintained for the future and resale values are protected.
Many homeowners have found this balance appealing, as it offers both immediate value and long-term peace of mind.

As a homeowner, you’ll continue to be responsible for your own utility bills and council tax.
Gas central heating, electricity, and water are supplied centrally and individually metered for each apartment. You’ll find your meters in your store or utility cupboard, so you can easily track and manage your usage. Our appointed Metering and Billing Agent, will send you a monthly bill for these services.
You’ll also be responsible for arranging and paying for your own TV, telephone, and broadband services, as well as maintaining your apartment’s general wear and tear.
Ground Rent is payable on all properties that were first sold before 1 April 2023.
Renter/s will pay an Inclusive Rent covering both the occupation of the property and the costs of the services provided.
If the Renter/s is opting for the ‘Plus’ options of adding in further services, there will be additional fees, these vary per property.
Apartments for sale can be reserved on payment of a £2,500 deposit.
If the sales proceeds, the fee will be deducted from the final sale purchase price.

Every homeowner at Castle View pays a monthly fee that helps cover a wide range of services and amenities, including:

Buildings insurance for both your home and the wider community

A management fee, which supports central services like HR, accounting, and legal support
Care and maintenance of landscaped gardens, roads, and pathways
Regular cleaning of external windows and balcony glass

Ongoing health and safety measures, including maintenance of lifts, CCTV, heating and hot water systems, fire alarms, call systems, communal lighting, and pest control
Annual servicing of the heating and hot water unit in your apartment

The Monthly Community Fee is reviewed every five years to ensure it continues to reflect the services provided.
As our apartment sizes differ, the charges do so too. Please speak to a member of the team for specific information on each individual apartment.

The deferred community fee is in place to help keep Castle View looking its best for years to come and to support strong resale values for every apartment.
This fee is set aside for major maintenance projects and future upgrades across the community, so everything stays in excellent condition.
By funding these long-term improvements separately, we’re able to keep monthly fees lower while ensuring the whole development remains attractive and well cared for-benefiting both current and future homeowners.
The deferred community fee is calculated at 4% per year of ownership at the open market value at the time the property is offered for sale. The fee is capped to a maximum of 20% after a 5 year period and does not rise further.
We also provide a variety of optional extra services to make life a little easier:
Domestic help – Assistance with everyday chores like vacuuming, dusting, laundry, and cleaning kitchens or bathrooms.
Pet care – Support with dog walking, cat care, or pet sitting if you’re away on holiday or for an extended period.
Handyman services – Help with small repairs or odd jobs inside your apartment.

Our secure underground car park offers convenient lift access to every floor, making it easy to reach your apartment, reception, and all community facilities. There’s also extra storage space available for residents in this area.
Parking spaces in the underground car park are available to purchase.
