Retirement living is for those who want to live independently in purpose-built, low-maintenance accommodation designed to help them live later life well. At Castle View homeowners must be aged 55 or older.

For peace of mind, some retirement housing developments offer the option of onsite care and support packages that are tailored to the needs of homeowners, if, and when, required.

The most common phrase we hear when people look around is ‘Wow, I never thought it would be like this’, The phrase we most often hear after people become homeowners at Castle View; 'I wish I had done this years ago!'

Castle View is an integrated retirement community (IRC).

IRCs as defined by our UK representative body, the Associated Retirement Community Operators (ARCO), offer self-contained homes for sale, purchase and/or rent, with the following critical elements: 

  • Integrated Lifestyle: Facilities, activities and social opportunities. The integrated facilities at Castle View are described on this website.  
  • Integrated Well-being and Care: Personal and domestic care can be delivered within people’s homes if they wish. Dedicated staff teams are on site 24/7.
  • Integrated with Wider Communities: Connections with wider communities through family, friends, intergenerational, volunteering or leisure opportunities are valued and cherished.

At Castle View, properties are only currently available for purchase.

The daily and long-term management, staffing and maintenance of the community is delivered by our own employed team along with specialist contractors, all overseen by the General Manager. This ensures the community operates smoothly and looks as smart in the future as it does today.

Our modern, single-level apartments with lift access to all floors at Castle View are perfectly nestled within walking distance to the historic town of Windsor. Castle View offers spacious, one, two and three bed apartments.

Get in touch

All our apartments offer a fully fitted kitchen with integrated appliances, a fireplace with fully integrated electric fire and fully fitted carpets. Apart from the fitted wardrobes in most of the bedrooms, the apartments are unfurnished ready for your own furniture. It is worth bringing a tape measure, notepad and pen on your viewing to double-check the spaces to fit your furniture.

Yes, you can. When you buy a property at Castle View, it is yours to decorate as you wish, making it your home, to your taste. If you are renting, please talk to a member of the team before any major decorating. Our onsite teams are here to support this process and can work with you in delivering a dream setting.

Yes, you can. We understand how important pets are so if they are loving natured, trained, they are welcome.

Castle View is a non-smoking environment and smoking, including e-cigarettes, is not allowed within your home or in any of the internal and external communal areas.

You and your visitors can smoke only in the designated external smoking area

Yes, on-site car parking (in a secure basement car park) is provided for homeowners. These spaces are available for purchase.  There is plenty of Visitor parking at ground level (for about thirty vehicles), subject to availability.

We encourage all homeowners to enjoy their life as they normally would, so visitors and family are actively welcomed.

Anyone is welcome to stay as your guest in your apartment. We do not provide a guest room but there are a sizeable number of hotels and B&B’s in close walking distance to Castle View which our team can recommend.

We have two separate community fees. The monthly community fee covers the costs of providing the day-to-day services and maintaining the communal facilities. The deferred community fee is payable on the sale or transfer of the property. It covers the costs of long-term repairs and of providing a resales service to owners.

You will be responsible for all utility bills and council tax as you are currently. However, gas central heating, electricity and water will be provided centrally and metered out to each apartment. You will find meters in your store/utility cupboard so you can monitor and control your usage. Bills will be provided monthly by our appointed Metering and Billing Agent (Data Energy). You will be responsible for all TV, telephone and broadband bills including the general wear and tear of your own property.

Ground rent is payable on all properties first sold before 1 April 2023.

Renting an Apartment

Selected apartments are available for rent. Renters pay an inclusive monthly rent that covers both the occupation of the property and the costs of the services provided. For the Independent Living Plus package the Inclusive Rent also includes Council Tax, Utility charges and one main meal a day. All our homeowners contribute monthly to cover services such as:

  • Peace of mind in knowing that a member of the team is on site and on duty 365 days a year 24/7
  • Buildings insurance (for your home and the wider community)
  • Communal utilities (electricity, gas, water and Wi-Fi)
  • Management fee (for central HR, accountancy and legal services, etc)
  • Upkeep of landscaped gardens and maintenance of roads and pathways
  • External window cleaning, including all balcony glazing
  • Cleaning of all communal areas
  • Day-to-day health and safety including the servicing, maintenance and upkeep of the buildings and facilities i.e:

- communal lifts,

- CCTV,

- heating and hot water systems,

- fire safety systems and alarms (for your home and community),

- call systems (for your home and the community),

- communal lighting,

- pest control.

  • Annual maintenance of the heating and hot water unit in each property
  • Access to a range of social, leisure and wellbeing activities
  • Preferential rates in the bistro, bar and café

The Monthly Community Fee is currently reviewed every five years.

Moving and Fees

Moving to our community is about making the most of your retirement and, with our assisted move service help you quickly settle into Castle View.

Let us take away the stress and worry of dealing with estate agents and conveyancing, organising removals and getting all your photos hung in your new home.

We can even help get you into your new home if your property is still on the market.

Our assisted move service is available when you fully purchase your property and includes the following:

  • Manage the entire marketing and selling process on your behalf; from putting the property on the market right through to sale and completion by our trusted partner (Silverbridge Properties)
  • Move-in service, including decluttering and removals by our trusted partner (Senior Move Partnership)
  • Move-in assistance: opportunity to move in at discounted rents until property is sold
  • Change of address service
  • Handyperson service
  • Contribution towards your estate agency, conveyancing and removal costs.

In addition, we have a panel of solicitors we can put you in touch with. These are fully independent and have progressed many sales at Castle View and so understand our leasehold contract. You are at complete liberty to select your own legal advisors, of course.

The deferred community fee, is designed to help maintain the continued high standard of Castle View and ensure that each apartment, when sold, can achieve best value within the housing market.

The fee is used for long-term maintenance and capital replacement costs of the community in the future. This keeps the monthly community fee low, Castle View looking as-new and helps resale values.

We offer a range of additional services including:

  • A domestic service, helping with housework such as vacuuming, dusting, laundry, cleaning kitchens/bathrooms etc.
  • A pet care service, offering dog or cat walking along with a sitting service during holidays or extended leave by a homeowner.
  • A maintenance service, helping with small jobs and repairs within a homeowner's own property.

The services are chargeable in 15-minute intervals and are subject to staff availability. For more information on the charges for each service, you can consult the Key Facts documents.

We are in partnership with a regulated care agency (Great Park Homecare) for those who need a little extra help in maintaining an independent lifestyle. Help can be tailored to the needs of individuals to ensure high quality support is provided. Homeowners can also use their own care agency.

Buying a home at Castle View is so much more than just buying a property.  For that reason we have our own in-house sales team who manage resales as well. Vendors can opt to use an external estate agency, of course, but we would still be involved in the marketing and showing prospective buyers around the apartment.  We also offer a refurbishment service.
