What Community Fees do I have to pay?

We offer all homeowners at Castle View a high standard of living, quality communal facilities, excellent levels of service and financial peace of mind.

We have two separate community fees; one is paid monthly whilst you are a homeowner, the other deferred until you sell your property.

These fees ensure cover all the ongoing costs of running Castle View and the expense of any works required to maintain the property.

Information on Monthly Community Fees

We offer all homeowners at Castle View a high standard of living, quality communal facilities, excellent levels of service and financial peace of mind.

We have two separate community fees; one is paid monthly whilst you are a homeowner, and the other is deferred until you sell your property. These fees ensure that they cover all the ongoing costs of running Castle View and the expense of any work required to maintain the property.

All homeowners pay a monthly Community Fee to cover delivery of key services (in the short term) such as:

  • Onsite support team member 365 days a year, 24/7 – concierge and for any other assistance required
  • Buildings insurance (for your home and the community)
  • Communal utilities (electricity, gas, water and Wi-Fi)
  • Landscaped gardens upkeep and maintenance of roads and pathways
  • External window cleaning including all balcony glazing
  • Cleaning of all communal areas
  • Day-to-day health and safety including servicing, maintenance and upkeep of the buildings and facilities
  • Annual maintenance of the heating and hot water unit in each property
  • Access to a range of social, leisure and wellbeing activities
  • Preferential rates in the bistro, bar and café
  • Management Fee (for central HR, accountancy and legal services, etc)

This charge is currently fixed for 5 years and will be re-evaluated in December 2028.

As our apartment sizes differ, the charges do so too. Please speak to a member of the team for specific information on each individual apartment. As a guide;

  • 1 bed – from £5,833 to £6,688 per year (£486 to £557 per month)
  • 2 bed – from £7,533 to £9,965.50 per year (£628 to £830 per month)
  • 2+ bed & rooftop – from £9,965.50 to £11,257.50 per year (£830 – £938 per month)
Information on The Deferred Community Fee

The deferred community fee covers the long-term aspects of caring for the building and is a fee payable from the sale or transfer of ownership of your property.

By deferring these costs, we can keep our monthly Community Fees as low as possible whilst meeting the high-quality standards we set in maintenance and refurbishment, supporting resale values. This fee also covers our marketing and estate agency costs where we act on your behalf when selling your property at Castle View.

The deferred community fee is calculated at 4% per year or part-year of ownership at the open market value at the time the property is offered for sale. The fee is capped to a maximum of 20% after a 5 year period and does not rise further.

Car parking spaces in our secure underground car park can be purchased (one space per apartment).

These can be sold at any time, independently of when the apartment is sold. The car park is secured by a shutter, cameras and has lift access direct to each floor.
